The house next door is two grand cheaper!

Hi everyone.
Here is the deal. Put in an offer t'other day for a house (survey coming weds) just seen a house cheaper/better nick/less to do right on top of the first one.
So how do i play it with the one i have an offer on? I aint paid any monies yet 'cept the ball rolling fees. I dont want to let first lot down but that two grand saving plus what i would have to pay to get the first up to standard is what Moneysavingexpert is all about right?
Do i throw the viewing card of the second on the table and say match it/better it or i go next door?

    It's a no brainer. You've barely started the process, I'd go next door and see what they'll take. If you can get one or two thousand off that one then I think it's going to blow the first one out of the water.

  • The nice guy bit is putting me off really but i guess business is business they bought the place for half the price they are asking for it now just 5 years ago!. They already took five grand off to get it under the Stamp duty threshold as well. Looking at it now it was too high to start with i guess.
    Im gonna look at it tmoro i think and then walk up to the first estate agents and say "look what i just saw" get Oojeemeflip on the blower sharpish!

    The neighbours probably did it on purpose to make their house look miles better, so you're not the bad guy :)

    (I've done myself; I didn't pinch any buyers though, because they didn't have any!)

  • Only thing I can think of stopping you going for the cheaper one is....Is there any reason why the more expensive one is more expensive?

    Bigger Garden?
    Driveway?
    Bigger house?

    Unless the more expensive one has no obvious better facts about it then go for the cheaper one.

    After all...£2k in your pocket will almost pay your legals etc.

    Better in your pocket!

    Or I will take the £2k diff if you don't want it :D:p
  • Well im off to see it in a mo. I will get back to you all.
    The house is the same shape/size etc, second one has a better view out front tho'. Over open playing field. The decideing factors will be when we see it tho'. Could have neighbours from hell,! Its a terrace job so there will be no getting away.
    I will use the fact this is cheaper even if it needs more work to pressure seller one to drop again tho' all the same.
    Its a buyers market in Catchs' little world.

    Don't feel you have any obligation to the seller of the first house. I'm sure that if he got a better offer he would drop you like a stone.

    I have just come back from visiting the second house!
    Cat lady is all i can say, whoever had it before used to have a shed load, literally they were in her shed. Cat flaps all over the place. I will stay with the first bloke i reckon. Would have cost two grand in fabreze to put right!So if the survey gets done on weds how long do i wait from there?
    Be nice to be there by Easter i have some time off and could do a lot of work up there.
