Id packed my clutter by the time fotos were took, nothing left out in kitchen except kettle, jug of utensils & bowl fruit, i think it makes it look bigger to have empty stretches of surfaces

toilet brush not on show, nor bathroom/bedroom bins

my photographer made suggestions if he felt furniture would look better re-arranged

    i swept up outside too,
    good luck

Some people would find this a plus, others would ditch as soon as possible. so open to negotiation.

I would definitely mention to all viewers that you would like to take this with you and negotiate how you will make good hole in the wall. Might make a useful shelf space....do you have any spare tiles or at least know the pattern and supplier and whether still available.
Problems only arise over what stays and what goes when there is a lack of clarity or people change their minds without informing the other party.

Well the EA has been and has taken the pics :D
He is going to email us a copy of the details and pics on monday to have a look through before putting them online :j
He has said if we wait untill its a little darker we could take some pics of the decking with the lights on and email it so he can put it in too.
I just really cant wait untill monday to start the ball rolling properly :T
Do people tend to get viewings within the first few weeks then it quietens off or are people finding the viewings are slow
