canis there a limit on rent increases bua housing association

Hi all
Any experts in this field around ?
I live in a flat that is run by a housing association for the local council.
We usually get one rent increase a year , in April, and it is usually a reasonable amount - it is generally around £5-7 a month.
However last year in September they wrote to all the tenants advising that due to the huge increases power costs (ie Gas and electricity) they could no longer afford to subsidise these costs and as a consequence our rents would be going up in October 2006 (our rent covers unlimited heat and hot water hence the increases in power costs affecting our rent).
So last October our rent did increase and on my rent it had an impact of approx £26 per month !!! (remember our usual increase works out at £5-7 per month).
My question is can they do this - is there not a limit , especially bearing in mind this is social housing). Also as our rent usually increases in April are they allowed to spring another increase on us at another time of year ? I full expect they will hit us with another increase come April.
Also be interesting to see if they now reduce it as costs have started falling.
Look forward to any advise/comments/thoughts

all i can suggest is that you read your tenancy agreement very carefully and come back with any clauses relating to "services costs" and increments - we'll then be in a better position to advise.0

I am sure that you can normaly appeal against the increase, we are renting from a HA at the minute until house prices become realistic then we will buy somewhere.
we have just had an increase of rent from april 07 of around £10 a month.
If they have sent you some paperwork about the increase in the post there should be a section that says if you do not agree to the increased amount to contact them .0 -

I don't recall ever getting a tenancy agreement as such , more a handbook and no there was nothing in the letter saying we could xontest it.
