It's my house!

I'll try and keep a long story short...
Basically, I left the UK around 5 years ago and took a kind of early retirement here in the Philippines. My partner and I broke up at the time for obvious reasons but she was left living in my house. We had an amicable separation and the agreement was that she would live in my house until it sold (value c500,000). We've kept regular contact since I've been away and everything has up until now been fine.
Now, the issue is that I have caught wind that she intends to only give me around 20k once the house has sold and keep the rest herself. The house unfortunately is in her name as I didn't want it at risk if ever there was a problem with my old business in the UK. I can however prove that I PAID for the house and it's actually my house!
I just want to know if I've got a leg to stand on legally or if I'm wasting my time with this....
Thanks in advance

How is it your house if its now in her name?
You may have proof you bought it at some stage...but how is that proof its yours now?''Before you diagnose yourself with depression or low self-esteem, first make sure that you are not, in fact, just surrounded by a$$holes.'' :whistle:0 -

You need to get legal advice about if/how you can prove that you have an interest in the property and if/how you can take court action to secure it.
Previous posts that have discussed ownership disputes of this type indicate that the affected party can arrange some type of order put against the deeds at the land registry so perhaps other members can give clearer details about this option.
Not really sure why you viewed its true ownership as a financial risk to your business - the liability of limited companies are structured in such a way that personal assets are not affected if the business fails. There isn't this barrier for sole traders I believe.0 -
Assuming you can prove that you put the money int to buy it then you can seek to lodge a restriction at the Land Registry which would prevent a sale without your consent which you only give if you get what you think you are entitled to. Buyer's solicitors will want restriction removed before they proceed so that gives you the ability to frustrate the sale.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
The reason it wasn't in my name for 'business reasons' is because I was taking out a long-term lease agreement so the house would have possibly been at risk if anything went wrong...
Anyway, I can prove that I bought the house as I paid for it cash as there was no mortgage etc etc.0 -
0P, definatly get a solicitor involved especially since you are so far away.Be Alert..........Britain needs lerts.0

Go and see a solicitor. There appears to be a resulting trust so there is a good chance you can demonstrate that the property is yours. There is an article on resulting trusts on this link http://bookshop.blackwell.co.uk/extracts/9780199285358_pearce.pdf0

one of the following is the correct approach:
a) ask random strangers on the internet
b) go and see a solicitor0
