Negotiating price down with national builder

I'm in hampshire and I've just found a brand new 5 bed house on a select development of five houses. It's priced at £530k and the salesperson has said they can contribute to the 4% stamp duty OR lay carpets costing about £5K. House is in final stages of completion (painters in & bathrooms need finishing). This is the dearest house by some margin -the others are 385k -435k with two sold.( 4beds) We like the house but don't want to pay more than about £495k plus 3% stamp duty and we buy the carpets. DOES ANYONE HAVE ANY EXPERIENCE OR ADVISE ON HOW TO APPROACH THEM WITH SUCH A REDUCTION. We are in the position of being able to exchange/ complete rapidly with a mortgage of about £110k. No sales chain. HELP please.:confused::confused::confused:

    Offer 480 and see what happens - meanwhile look for other things to keep yourself in a strong position

    Quite simply go to them and tell them what you want. Explain your situation and leave it with them. Tell them you have seen another house you are very interested in at this price but you would prefer this one if they can accept your terms.
    It really depends on how saught after the house and area are. If they reckon they can shift it quick at their price they wont budge but if they are in the mood to negotiate then they may come down. Although I cant see them coming down by 35k.

  • hi there.

    just to add some info from a friend who bought a new build from a major builder.

    both they and their friends (they only tried it cause their friends got a good deal o/wise they would have never dared) got £30-40,000 each in total of 240-250k houses!

    included deposits/carpets/stamp duty etc.

    they found that leaving the offer with the builder and walking away worked well - you know when if there is no more room for them to offer - and don't accept their first offer after yours either.

    offer under what you think it is worth and go from there. my friend also found that if it was near to their bonus date (either quarterly or end of year) they very keen to do the deal (comission/figures i expect).

    go for that very embarrassing offer and good luck!
