Would this affect the price of resale?

We have found a house we like in an amazing area (very green, tree lined road, detached, etc). However, behind the garden are some tennis courts and flood lights stay on until 9-10pm.
Although its not really an eye-saw, would it affect the resale value? Thoughts appreciated.

It's eyesore, by the way.
I'd be more worried that as tennis is so very, very expensive, they won't be able to find enough rich members to play - and will sell it off to a developer in the next 3-5 years for housing.0 -
Wouldn't bother me unless there was likely to be unpleasant noise or tennis balls flying over the fence which I doubt. Some people may love the fact that the tennis club is so handy and the light may be useful for extending sitting out in the garden on a nice spring or autumn day.
The fact that you are a bit concerned about it though will probably mean that others would be too so may put some off not sure about affecting the value though. The flood lights wouldn't bother me but the noise would.:beer:0

The conditions in the planning permission for the tennis courts are more likely to say an actual no later than switch off time for the floodlights, perhaps search the council's website to see if you can find the planning permission.Posts are not advice and must not be relied upon.0 -

It shouldn't affect re-sale value, as you are buying it now with the tennix courts already there. So the price you pay now will reflect the (perceived) inconvenience of the lights and nosie of the tennis court.
Where this kind of thing might affect resale values is if the floodlit courts are built after you have bought the house. That's why local residents are given the opportunity to object to planning applications - and restrictions are put in place to limit the hours of use etc.
So if you're happy to buy the hosue now, there's a reasonable chance that someone else will be happy to buy it back in the future, assuming no change to hours of use, noise etc.0 -
Near where I live there is an astroturf pitch which lights up the whole sky when the lights are on (most nights) but it doesn't seem to have hurt prices since it's still one of the more expensive areas locally.0

If sellers bought before courts and light put there then they will expect to get the same as similar houses without that disadvantage. It is only after they have had it on the market for some time that the penny may drop that people aren't interested and then they may reduce their price.
So you need to check whether they have already allowed for the factor or not - if they haven't don't pay high price and find you can't sell at the same relative level in the future.RICHARD WEBSTER

What I meant by that was that the price the OP offers for the place should reflect the fact that there are tennis courts there. The asking price and what the vendor paid are only one (relatively minor) consideration when it comes to determining the initial and maximum price to offer on a property.0
