I am trying to sell a small cottage in the north west but the main negative is the lack of dedicated parking. It is part of a row of terraced cottages with the only vehicular access being from the side of the terraces where there are one or two parking spaces. Otherwise, it is a case of parking on the nearby road with a walk down a short, muddy lane to the terrace. My query is how can I find out if any of these parking spaces actually belong to the cottages. One is marked as belonging to one cottage but I am not sure about the remaining one which has no marking on it. A car seems to use it but I don't know if I would have the right to park there too.
What is the cheapest way to find out if this space is free for anyone or whether it belongs to a particular property? If I could tell buyers that there is at least one space for parking on a first come basis, I might find it easier to find a buyer. Is a solicitor the only recourse I have to find out?

Get in contact with the land registry. You can apply to see who owns a particular piece of land. With a house it's usually quite easy and you can do it instantly but I think you will have to fill out a form and draw a little map in the case od a 'parking space'.
I'll try and find a link for you. It cost £2-3 last time I did it.
(Dare I say, you've been the market for a vary long time now and even a house without parking will sell at a price. It might be time for a review, IIRC, the competition was very stiff considering that your house needed some updating. Maybe it's time to have the house valued again by three agents and ask for a price that would get you a buyer within about 6 weeks? It does you no good just sitting there.

Yes you are right,Doozergirl. We have decided to bite the bullet and renovate the property ready for Easter, as its internal decor has been an issue for viewers so far. However, the parking issue is also a real negative for nearly everyone.
