How much value does a conservatory add?

A house we are interested in is up for sale for £150k, but similiar houses in the area are priced around 135k. The only difference is the conservatory. Do you think this is a fair value added?

    Seems a lot for a conservatory. Is a conservatory something you have to have? Does it make the garden significantly smaller?

    For me, it depends on how much of the garden it takes away.
    I would rather have a bigger garden than a conservatory, but ideally would love both!

    Depends if it needs it in my opinion, if it gives you a dining area and none of the other houses have a dining room then it's definitely worth having, but if the house is big enough and it's just eating up garden then I wouldn't even want it.

    Look at the price of getting a similar conservatory installed, it adds a lot less value than whatever it costs to add it on. (i.e. if it costs £15,000 to build then it doesn't add £15,000 to the value of the house, probably lucky if it adds £5,000)

    Personally I could take or leave a conservatory and don't mind a small garden. The rest of the house ticks all the boxes and is lovely, it's just the price that's bothering me. I checked sold prices and nothing has ever gone for this high (houses could be up to 20 years old I think)

    I've noticed while looking on rightmove at properties in our area that houses with conservatories seem to be £15k higher than similar houses without as well.

    My first thoughts were that it seemed a bit steep for a conservatory.

    I guess, as others have said, it depends on the value you put on the garden. For us, we are looking for a house that we may eventually be able to extend into the garden so a conservatory (while it would be nice) would get in the way of our future plans.

    Nearly nothing - they are typically semi-temporary constructions so depreciate rapidly with age.

    Conservatory, especially if it is one of the PVC ones without insulation, has zero worth.

    No, a conservatory does not add value onto a house. I don't see the point of them myself.

    An extension on the other hand, would add value as it is a 'proper' room that can be used all year round and last for much longer.

    If nothing has sold for that high a price then you have a deluded seller on your hands. Don't fall for the house too much...

    Usually, adding a conservatory will add less value than the cost of it. You're better off buying the £135k one and choosing/building a conservatory than buying the £150k with one.... unless the conservatory on the higher priced house would have cost you a LOT more.

    Like I said, could take or leave the conservatory. It's just that because the market is so slow, we are not seeing much coming up that ticks all the boxes for us. This one does.

    Ah well, may just have to wait it out for a few more months.
