You can buy them pre prepared for as little as fiver and in shops such as WH Smiths, Rymans etc but...you gets what you pays for.
My Tenancy Agreements are 34 pages long and clearly define who does what, when, why and where each parties' liabilities lie.
You can buy a generic top quality agreement for about £70-£100 (inc VAT)
(prices will have changed since I purchased mine hence my vagueness on the exact cost!) where all you need to do is fill in the relevant variables by contacting

Alternatively, you can type assured shorthold tenancy agreement into Google and have a look around to see what suits your personal requirements.

I use oyez.co.uk they have a load of standard leases (from Assured tenancys to Farm Business Tenancys) that cost around a tenner. You can download drafts to look at - so I suppose you could cheekily re-type a draft if you really wanted it for free! Not that I recommend that sort of thing!
Make sure you know which type of lease you want to use for your property.0 -
....or join a landlords association and use their up to date agreement which they supply for free (joining fee of about £70 is average- get agreements - legal advice-for free and cheap insurance).0

i spoke to a new tenant next door to one of my properties, and she showed me her lease, which was written for scottish tenants, under scottish jurisdiction - she had been told to go and buy an AST from a local stationers for her landlord who had not even read it but signed it with her !!!!! Her new landlord was not able to work out the top up for her 4 weekly housing benefit - i despair ......
join NLA for goodness sakes - you will save money on your insurances, get a fabulous magazine, access to a fantastic website and forum and access to a brilliant legal help line - this will help you learn how to be a good landlord.
