Finding Land For Self Build

Having completely gutted the house I bought and renovated it (with tradesman too) and found it very rewarding, stressful and educational I am seriously considering doing a self build.

I have the money but I believe the next step is the hardest - finding the land. I was wondering how other people had gone about finding land. I intend to go to the National Homebuilding & Renovating Show in Birmingham in March.

There is a site called http://www.plotfinder.net/ It is only £40 for 1 year for 5 counties or £65 for 1 year + 1 year subscription to Homebuilding and Renovating magazine. I guess this is a small amount if I am serious... but if it is a waste of time then it is £40 wasted.

Any recommendations of where to look welcome!

    Before we decided to buy a ready made house we too were looking for land to do a self build. I used www.rightmove.co.uk On the first page you put in YOUR postcode then on second page in the first box you choose the distance you want to be from your current property then in the second box you choose land instead of house/bungalow etc.

  • Buildstore have a plot finding service too called plotsearch. £100 and you are subscribed to both.
    You also have access to specialist lending on buildstore. Worth a look,lots of advice on self building

    or you could buy a copy of the local plan for the county which you intend to build in and study all the plots. Houses with large gardens, big empty plots etc. Go knock on doors or search the land reg to find out who owns what. The best plots are probably not advertised - you need to go out & find them yourself!

    We found our building plot through a local Estate Agent. You can register to be informed of any plots that come onto their books. Also our weekly Property Press sometimes has private ads for plots from people selling off part of a garden.

    Auctions are also a good source for finding land. Sometimes you can find a tumbledown property and then it is relatively easy to get planning permission for a newbuild.
    The forest would be very silent if no birds sang except for the birds that sang the best
