Only you can decide on your next step. Using an independent or whole market broker may result in you finding a better mortgage deal (Halifax aren't great right now) and allowing you to proceed with the purchase.

Alternatively, if you feel you don't wish to purchase this property, withdraw your offer and start looking for something else. Halifax should allow you to change to another property and only have another valuation fee to pay.

As I already know the issue, if I tell the next lender what the situation is before apply and they don't care. Is it possible that get declined due to same fact of 6 months. Btw. I have a low LTV% which is less than 40%.

The vendor will be unable to sell the property to anyone but a cash buyer.

Suggest you wait and reapply when the 6 months has elapsed.

As the purchase process will be much smoother next time.
