IMHO indemnity insurance is a lot cheaper than retrospective 'regularisation' via LABC.
My worry would be the HETAS issue. That to me is a serious safety issue. Get hold of installer ASAP. Check they were genuinely HETAS (via website). If so they should be able to sort this out for you.
You will not be able to sell the property to anyone requiring a mortgage without the relevant building control certificates etc etc. It will be picked up by the buyers solicitor and raised in questions to your conveyancer.
Once LABC are involved it takes a few weeks to sort out giving your buyer time to rethink and pull out. In the current climate I would get it all sorted ASAP in advance.0 -
Thanks very much for your replies...panic over ref the Hetas certificate !! I am now in possession of it and will hopefully sleep now tonight! Will be speaking to the solicitors about the electrics situation and imagine they will advise indemnity insurance?

Well of course if you suddenly remebered that the work was done 7 years ago, and you had discarded the paperwork.......
No need for Part P as the work was carried out before the regulation came into effect, and there is no requirement to keep reciepts for every job that was done on the house.
And there was that annoying crossover at the same time, when cables with both "new" and "old" colours were available either side of the relevent date.

Haha...thanks for that Paul the painter...problem is that we bought the house almost 6 years ago and it the bathrooms were the first jobs done so can't pretend otherwise! It is thankfully now all in hand and the electrician is dealing with it...but typically one thing leads on to another and I had a engineer out to service the boiler and turns out it wasn't fiitted to the required standard (was done 14years ago) and needs some pipework replacing to meet the standard...grrrrr !! Still I will sleep better at night knowing I have left a safe boiler...if only we had had the same done to us.....0

Good news then.
I'm sure my first bathroom fitters tried to avoid proper Part P certification to avoid the £100 charge from the certified electrician. Warning: This forum may contain nuts.0
