I want some kind of garden room which will add value to house

Hi,
We need an extra room to use as a music studio.
At our last house we forked out nearly £10k for a modern timber clad building, being told that it would add value. When we came to sell it a few months ago the estate agents said it didn't add any value, but was a good selling point. Anyway, we ended up leaving it with the house as didn't really have a way of taking it with us. We were pleased with the room but gutted that it was kind of wasted money, took us 3 years to pay off the loan for it
So now we want a similar building for our new house. If we went for another modular garden room I would either want a high quality one which would last for years and which we could take with us, or a cheaper one which we wouldn't mind leaving so much. Alternatively, is there some way we could make it add value to the house - like getting it classed as an extra bedroom - are you allowed these to be detached? I suppose we could get it as a brick extension if it would add considerably more value to the house, but have no idea where to start with building regulations and how much extra that would cost?
We do need the room, as it's for my partner's self employed work, and will be storing computer etc in there so needs to be well insulated etc. and with electrics. I don't mind spending a bit more if we will recoup it in the long run but feel like we made an expensive mistake last time

what about one of those 'cabins'? They are about £2k and you can have electrics/internet put in.
I suppose it would be classed as a 'garden room' or an 'outside office' if you decide to sell. If you want to add value then yes an extension is most likely to do this but of course it costs a hell of a lot of money too!0 -
thanks, we did think about that, but not sure they would be warm/secure/sound proofed enough for what we need. I guess you get what you pay for
