Nationwide - too good to be true?

I am a first time buyer. Got quoted several two year mortgages the best of which was 2 year fixed 4.19pc £400 fee. Overpayment charge of 2.5pc and tied in for 2 years.
Then he quoted a five year base rate plus 3.5pc ie 4pc. No early repayment charge, can terminate anytime with no charge, they pay fixed solicitor costs and a basic survey. £400 fee.
Why offer the second deal? I can get out and switch when I want and overpay. I don't get what's in it for them.

the tracker is possibly a limited time offer, so although it may be an option now, it may not be in a month or two.
I have a Nationwide tracker and mine allows for unlimited overpayments without penalty.
When I was a FTB I went for 5 year fixed deals - which worked out well and helped me budget, knowing what my monthly mortgage payments would be. Tracker may be good now - but could go up0
