If within 1m of the boundary then they can only have 1m2 of glazing per room/compartment under building regulations as I understand it to do with preventing the spread of fire. Therefore patio doors should be out unless they were paying for expensive fire proof glazing. They could get round this by being just over 1m from the boundary though.

Planning wise its likely they would have to have obscure glazing in any second floor windows and any opening windows not lower than 1700mm.

Maybe time for a bigger thicker fence, a bit of trellis and some planting to screen!

Is there a way you can share the plans on here? If the neighbours have made a planning application then the details (and plans) will be on the Council's website.

As long as the neighbour is not on here too!
  • I had a planning objection very similar to tippytoes and used a company called afaplanningconsultants. I think they are a national company but they knew their stuff and successfully aided us with our planning objection-

You need to study the plans. Proposed windows and doors need to look directly into your property or garden in order for you to claim loss of privacy. If its a single story and there is a fence in between, be careful about using that ad an argument. It may look like you are objecting for the sake of it and undermine your other arguments.
I have had many Light Bulb Moments. The trouble is someone keeps turning the bulb off :o
