The joint owner will need to prove to the lender that they can afford to take over the entire mortgage on their sole salary. What do they earn and how much is the property?

Its your wife's income that will determine the application.

How much equity is in the current property, what is the deposit that you will put down on the new property and what is its cost?

A person can only take on a mortgage if they can demonstrate sufficient income to pay it.
