    I agree with Houseswapper.

    With a mutual exchange you get to chose where to live (based on who wants to swap with you) so if you have a nice 3 bed in a good area you may be inundated with requests. Then you can make a good decision based on areas and schools etc.

    Take your time though and make sure you are VERY sure you want to swap. Circumstances change and you may find in 2/3 yrs you need a 3 bed (or larger) again, but your chances of swapping up are greatly reduced.

    One of my relatives downsized from a 2 bed to 1 bed with the council. They actually proactively contacted her when she registered to let her know that her preferred areas had very little turnover and offered to show her some properties in other areas they thought she might like without any pressure. She got a grant to cover decorating and removal expenses.

    Because of the 'bedroom tax' legislation which I think was passed recently, I think it means that from April next year social housing tenants with spare bedrooms on housing benefit with underoccupied bedrooms will have a 10-25% deduction on their housing benefit for 1-2+ unused rooms. if that's the case, there could be a flurry of exchanges and downsizing over the next year.

    Hi
    I knew someone who downsized from a 3 bed Council property and they TOLD the Council what (smaller) house they wanted (it was vacant at the time and suited their needs as to locality). The Council couldn't move fast enough as 3 beds were in such short supply.
    Make sure you show the Council that you are doing THEM a favour and not the other way around.
    Also make sure that all repairs/improvements are up to date, you don't want to make things worse for yoourself re bills etc.
    Hope it all goes well for you.

    Neighbour did this from a 3 bed to a bungalow & refused to move until he was happy with the one offered.

    What yr doing is very decent of you, but have you ever thought what may happen in the future? You may end up in need of a 3 bed house again, and as there is a shortage of affordable housing, you may struggle to get another. If your 100% certain no more children are ever likely, then carry on, and well done for being so selfless. xxxxx

  • Why is your friend moving to private renting? If they are just wanting a bigger house, have you thought of a mutual exchange with them?

    They may only be moving because they couldn't get a bigger house through the council!
    Unless it is damaged or discontinued - ignore any discount of over 25%

    could you rent out your spare room rather that move .You need to be certain you will never need 3 bedrooms .
