Damp room dilemma

Hello, wondered if anyone has had experience with damp and can advise on the following situation:

I am living in a rented room (in block of halls); two weeks ago realised the room had damp (large patches on carpet, walls starting to stain, misting windows as soon as they were shut).

Landlord has taken swift action; a leaking pipe in bathroom was the cause. Bathroom floor was ripped up and new tiles laid/grouted. Bedroom carpet taken up, (wooden) floor damp patches dried off as much as possible, waterproof glue put down, then new carpet. Walls scraped free of mould, then repainted. Room ventilated for last two weeks.

I was found a different room temporarily, but now have to decide whether to move back to old one or stay where I am. Am not sure if I should; how much damp is likely to still linger in the old room, in the walls, and in the floor? My chest felt really tight and I coughed a bit before I left the old room, and having been in the new room, it’s felt much better. When I revisit the old room, chest starts to tighten/coughing starts again. No guarantee that the new room won't also have damp, but for now it seems ok *fingers crossed*...

What would you do? I've got half a year left living here. What are my rights as a tenant if I move back and then feel ill again? Is the landlord obliged to find me an alternative room? (one I’m currently in will not be available).

Thanks for any help.

well- are the rooms the same size? the same price? is the one you're in not as nice as the one you left?

You need a pros and cons list

  • Yes same size essentially, both with bathroom attached. Can get by with new room, although older one has better daylight. My main sticking point is how high is the risk that the old room will still have some damp remaining? Builder said when he first came that the leak must have been going for quite some time, ie. months, for room to be in state it was...

well if the source of the damp has been effectively dealt with and the room dried out properly you should be fine I would have thought.

Amazing stuff, damp, really. Affect everything, stuff goes mouldy. But it can be dealt with. Is there an (efficient) extractor in the bathroom? or at least an openable window?

  • Window opens, higher level floor so I guess you could leave it even if out (although am reluctant to do this). Hmm, how much time left to ventilate with no-one living in it is enough? I'm meant to move (if I do) by next week. Have tried sitting in there for half an hour or so, but it's not really representative until actually being there all the time ifswim
