We have decided to sell up and downsize thus clearing all debts and mortgage and having a life instead!We are hoping to buy a house for under the stamp duty of 250k.I have noticed that some houses in our preferred area are 250-255 and sell like hotcakes and then there is a jump to about 270-275 in the same roads and these houses seem to hang around I am wondering if it is worse viewing these aswell and making a cheeky offer.They are not bigger or better houses they can literally be next to each other with different prices.We were wondering if agents have inflated the prices to guarantee 250 or if they are actually seeking 270

I reckon that it is EAs pushing their luck asking the higher price. It is certainly worth offering less than the £250K threshold, they can only say no!0

We have also thought about renting for a year or two in the hope that prices stabilise although no sign of it so far!0

Why do people assume this is just a ploy? Especially as, if it is then its not working.

Why not try a 250 offer with an added 10k for "fixtures and fittings"0 -
the thing is the house we like has no fixtures and fittings really!It is v basic and needs new windows etc!Do we need to offer under 250 eg 24999 in order to escape the 3%?0

How about an offer of over the 250k but the vendors split the stamp duty with you?Thanks to all who post comps :A :T0
