Order of Jobs - Flooring, plastering, carpentry?

Hello Fellow MSEs,

I’m a FTB in the process of buying a Terraced House. I’ve got no prior DIY experience :undecided!. The house I am purchasing is in structurally good condition, but could do with some internal updating. To keep costs low, I plan on hiring professionals for the individual jobs, managing the project myself. I was hoping some of you could shed light in the order in which I need to execute tasks.

For the (L shaped) kitchen-diner, I plan to change the flooring and probably change the cooking units. Also intend to raise a partition wall between the kitchen and diner and paint the walls throughout. I also want to add an extra central-heating radiator in the diner area. In what order must these tasks be done?

For the lounge, I plan to refit a fireplace mantle in the chimney breast (currently walled up), probably change flooring and have the (uneven) walls reskimmed/plastered and painted.

For the bedrooms on the first floor, I plan to hack out the really bad wardrobes, put in fitted wardrobes, change flooring, reskim walls, replace (1960’s) ceiling

Again, in what order must these activities be carried out? Any advice would be great and will give me a chance to plan accordingly.

    Kitchen:

    1) First fix plumbing for the rad (ie the pipework in).
    2) Partition
    3) New units
    4) Decorate
    5) Second fix plumbing (put the rad on)
    6) Flooring

    Lounge
    1) Plastering
    2) Mantle piece
    3) Decorating
    4) Flooring

    Bedrooms
    1) Remove Wardrobes
    2) Replace ceiling and skim walls
    3) Fit wardrobes
    4) Flooring
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • I'd go along with Phill99, except if you're putting a new fireplace in the lounge and not just a mantelpiece, I would do the fireplace before the plastering.
    A bank is a place that will lend you money if you can prove you don't need it.

  • Hi Scube, you may need to get an electrician if you plan on changing light fittings or moving switches which is most likely if you are putting up partitions and replacing ceilings etc

    Depending upon the flooring ie. if your fitting expensive hardwood it may be worthwhile getting the electrics checked out, I suppose this is soemthng most people seem to disregard as it doest make your house look good and is an added cost.

    Everything else is spot on :-)
