    Can I refer you back to my earlier post? The OP is stuck with the Home Report as that's already paid for. He can't avoid the solicitor's fees, so he's still got outlay of at least £1100 even if he does advertise it, view it and do all the negotiating himself.

    Correct however it's highly unlikely I will get the £62k for it. I have also paid 6 years worth of repayments therefore dependant on the sale price I should have more than 12k. The point remains however, before taking the steps to get the property sold, on the market etc etc.. I was hoping to have a fairly good fee as a deposit which has just taken quite a hit after learning all these costs..

    I see your points though, these are the fees due and I have to grudgingly agree that the EA, Home Report folk and solicitor all have bills and overheads to pay so I guess I need to just suck it up and re-think a few things.

    Someone posted last night aong the lines of "Count yourself lucky you're not in the USA or other territory where EA fees are of the order of 5-7%", but that's gone now.......
