    But thank you for the suggestion of Trading Standards, that was the comment I was looking for. I think I see a glimmer of hope now. They will certainly be reported to the Local Trading Standards and they will get far more than rants or rudeness because I am going to kick up a royal stink.

    As suggested by previous posters you would be better off channeling your efforts into finding alternative accommadation. Trading Standards won't want to know. No laws have been broken.

    If you've got good credit and good references then I would be calling up letting agents around the same place as your new job.
    Unfortunate situation but there is little you can do now. Whatever reason the LL had for pulling out of the deal is not relevant now and not worth wasting time thinking about it.

    The reference to the TSO was in relating to a potential non return of the holding deposit - this is an area that is within their remit.

    Well, that's just the way the lettings industry is, I think quite a few of you are LLs and maybe it hurts to hear the obvious facts that you profit from this exploitative situation, I am only stating the scumminess of the whole industry and it's only purpose of exploiting tenants.
    I have also found out that the property was listed with multiple agencies which meant deposit or no deposit you're not assured of a property and that the story of ..... LL's family friend in distress is lies, lies and nothing but lies, greed and apathy is what fuels this industry and the apathy that is all too apparent in the world today as evidenced by the comments above.

    Just so you know rubbish stuff happens to landlords too, a few months ago I agree to go with an application, turned down others, the day before the tenant was due to move in he lost his new job, had been employed for a few weeks in new company and was commuting and going to move in.

    Of course he couldn't take on a new property, he had to be free to move where a job was and I felt worse for him than I did for me but I still lost quite a lot of money over it.

    It's is not all roses being a landlord!

Someone's about to be homeless and jobless and you're talking about the landlords rights, imaginary friend in distress when tenants in this country are being exploited left, right and centre by people cashing in on this problem, it's people like you that have encouraged this culture of exorbitant rentals for hardworking people living in the outskirts of the city while benefit scroungers live in the centre along with celebrities.

    How do you know they are cashig in? They could be taking a hit to help the family friend out.

    You've got given good advice. You've been told the LL has acted legally and your best move is to find somewhere else to rent ASAP and suggestions given how to find somewhere. Do you bother thanking people ....No you just rant some more . Time to grow up -These things happen in life. It may not be fair but life isn't fair . Give it a rest and stop ranting on at people who have tried to help you (and thanking them would simply be good manners).. Of course you'll probably do none of this and waste your valuable property hunting time ranting at Trading Standards -who will tell you what you've got told here-that it isn't illegal but they'll make a note of it -which may go against the letting agency if this isn't a one off and down solely to the LL but won't do a thing to help you find a new place to live !

    Sheesh - Some people !!!

    Agree with evevrything Duchy has said. You haven't heard what you want, so you rant and attack members. Wind your neck in and put your efforts into finding somewhere to live pronto. You'll have no one else to blame for being homeless at this rate. You sound like the tenant from hell. And like Duchy said, manners wouldn't go amiss.

    So what HAVE you done so far? Did you sign any sort of tenancy agreement when you paid the deposit?

    Personally I'd see the deposit paid as the property reserved, and on the basis that you wouldn't be able to pull out, then neither should they!

    I would go down to the letting agency, camp out in their office, and demand that they either supply you with another property in the same area, at the same price, of the same standard, or you'll be billing them for the cost of having to store your stuff, the cost of the removal van, and the cost of a hotel until you can find something else.

    Or threaten to camp out in their office and refuse to move until they find you something else?
