Timber frame extension on BSIF house ??

Hi everyone :wave:

I am new on here but would like a little advice if possible ...

We are currently thinking of getting a 6.5mx3m single storey extension to the side of the house and a 6.5mx3m single storey extension to the back which would have bifold doors across the back and loads of veluxs in the roof.

We have a BSIF house which is a steel framed house and has no bricks just steel and cladding, so i was thinking of timber framed extesions and replacing the whole house in new cladding.

We would also need to move an outside drain around 1m away, and my brother is also a roofer so could get the veluxs and roof done mega cheap :j

So does anyone have any idea of the cost involved in timber framed extensions ??? i have looked and can only find brick ones ??? and would it be cheaper to get seperate contractors to do the seperate works or employ a builder to do the lot ...

We are also in the north east and would appreciate any recommendations of architects to do the plans and any tradesmen for the actual work

    A timber extension should be cheaper & quicker, in theory! If you can build the new studs yourself/with your own contractors. Usually the premium timber frame manufacturers charge represents the fact they have an in house structural engineer who will calc the loadings. You will need to get a technician to draw and work out how it should be insulated and how to avoid cold bridging. 2 Stud walls?! Perhaps shop it out to a timber frame company.

    Timber frame comes in cheaper by a small amount,you can build timber frame on site, done one last year, going to start on one next month, 150x38 studds,100mm celotex between,50mm over, timber cladding external,also space saving compared to cavity,you need a engineer to design.

    A few issues to bear in mind with timber frame

    The construction and particularly the internal vapour barrier, external membrane and detailing needs to be done properly. "Normal" builders should be able to build this but must be experienced and know what they are doing. Otherwise a more specialist firm should be used - but costs will be higher

    There is more to go wrong with timber frame - both at construction phase and longer term

    Home insurers normally need to be told an extension is timber frame

    Interested in this as well. I have been looking over the weekend at this site http://www.theqube.co.uk/ they say you have have this as an extension to a house as well as a garden office/room, waiting for the brochure to come through.

    I have a stone house and had 2 architects round and not inspired by either of them when trying to build an extension in keeping with what I have. I now think it would look better going with the look of one of these or similar.

    Any others had extensions like this built??
