survey cost help please?

Can someone please confirm the average costs of house surveys. Today my house sale has fallen through as vendors have received survey and apparently loads of work needs doing my EA tried to negotiate but they were having none of it mentioned damp to them but that was it. I said we would pay for half the cost (goodness of my heart! BUT also to have a look at it, assuming it was a more in depth survey). My EA said he would only let me have a copy if I paid full amount, which she confirmed as 150, I thought that homebuyers cost more than that. I have taken the money down to EA for him to pick up and drop survey off later, but I'm starting to think its a basic survey and it just highlights the usual recommendations, in which case I think he's pulling out and is just overegging it and I don't want to pay for a crummy report that doesn't highlight real issues. PLEASE HELP SO STRESSED!

  • Lianne - how big is the property as £150 sounds like nothing more than a valuation to me. We base survey prices on the number of bedrooms, the type of property i.e. terraced/semi/detached, etc and I can tell you that the lowest fee we have is for a 1/2 bedroom flat which would be £300 for a Homebuyers or £390 for a full structural survey. We are in the south east if that helps. There is also a clause which states that the report is solely for the use of the client (i.e. the person commissioning and paying for the survey) and is not transferrable to any third party. So I would not rush into paying for anything until you know exactly what you're paying for.
  • The house is a 3 bed mid-terraced offer accepted on for full asking price of 99,995.

  • We're buying a 4 bed detached and our survey was £495 for a detailed survey. The minimum survey price was (I think) £325 or £350. Hope this helps in some way!
  • I've rung the EA to ask them to ring him and check what type of survey it is, I think they have either a) found another property or b) panicked at the usual stuff a mortgage one brings up. I am really getting annoyed today!!!

  • Lianne - I would also query on whose authority EA is able to let you have the survey and who the money is going to - not sure the surveyor/lender would be happy with this arrangement.
