Finally put an offer in

After seven weeks of pestering you all with my questions, we have finally put our first offer in this afternoon.

Property is on the market for £137k and has been on since October. The guy seems keen to move, he is divorcing his wife and often said on viewings that he needs to move because he can't afford the mortgage on his own. He has already had to sell his car.

We would need to do quite a bit of replastering as the walls are a bit bumpy and crumbling under some of the windowsills. We would also need to replace the old Potterton Myson back boiler and the paint work around the house is quite shoddy.

Anyway, we've gone in at £122K.

    Then the EA offered us a different house?!

    Odd.

    I'm guessing the EA is just hedging his bets, remember he doesn't give a stuff which house you buy so long as you buy one from him!

    Now, If your nerves are good & you haven't fallen completely in love with this house already, it's time to do nothing & view some others in the meantime.

    Then in a couple of days, Friday maybe, offer a bit more (£125k or £127) and then probably a wait over the weekend. If this offer rejected then ask EA at what level the vendor is likely to agree & see where that leaves you. Remember above all else.... Don't pay more than it's worth to you.

    The EA is employed and paid for by the vendor. He should be trying to get you to buy that property and to try to push you up to a figure that the vendor would be happy to accept.

    Very strange behavior IMO. Not very professional.

    Perhaps the Vendor has screwed him down on the commission so he won't earn as much.

    Rach is absolutely correct. Very difficult but try and imagine what the seller is going through. He needs a sale and he has been offered a possible way out of his situation and he is hoping for more money. He is close to moving on and he is STEWING!

    Do try to hold back but understand that you MIGHT lose it but you also MIGHT get a bargain.

    What you need now is for a freind to go in and get all excited about the house to build his hopes up and then, at last minute offer even LESS than you.

    He'll be on the blower the next day, begging you.:) (unless he, too is an MSE'er.)

    Hadn't thought about viewing others.
    Is the ea likely to tell the vendor we are looking elsewhere?

    I really don't want to lose the property as it's perfect, but I really think it's overpriced.
