Rent increase, little bit of advice

just a quick question, we've only been in our house a year and our contract is ready for renewal and our rent has gone up!! to be honest it's only a nominal amount in the grand scheme of things, but I'm concerned that this we happen every year on renewal? (£100 for the renewal mind you! :mad: ) We are looking to rent long term and are pushing our budget as it is.
How do I put it to the letting agency that I am prepared to pay the increased rent but make them aware of my concerns.

    If you're happy doing so, ask the landlord for a longer contract - 2 or 3 years. It can't do any harm to ask if they would consider a smaller increase on the basis that you intend to be a long term tennant in the house.

    The Letting Agent will be happy to renew every 6 months or a year because they get the fees from doing so.

    1st - deal with the landlord if you can.
    2nd - new contracts are negotiable. You can always choose not to sign! (but se below)
    3rd - if ou don't sign, but you stay (one day beyond the current contract) you will automatically move to a monthly periodic tenany at the same rent as before
    4th - rent increases are fairly normal annually - but you should compare against other local rents
    5th - if you move o a periodic tenancy, you can leave any time by giving a months notice - flexible
    6th - But the landlord can ask you to leave at any time by giving you 2 months notice - less security
    7th - agents love new contracts as they can charge the renewal fee. Landlords care far less. In fact they prefer happy tenants who stay.
