    Or at the very minimum have the vendor certify that all goods are abandoned and free of bailment.
    Agreed, can they do that if they know who really owns them though? I do hope the OP has a good solicitor and keeps us updated on the situation.

    Your solicitor may not be allowed to complete, regardless of the £700 or who said what to whom, if you are buying with a mortgage.

    Almost certainly, he/she has an obligation to the mortgage company not to risk their money nor compromise their position where there is clearly not vacant possession.

  • She is stating that she gave us permission to go into the house between exchange and completion to get the house cleared and cleaned and that we would have to bear the cost.

    Did you know about this before you exchanged?
    Did you tell your solicitor about the rubbish in the place?
    Did they ask the sellers' solicitors that the seller move it before completion?

    I ask all this because I wonder whether your solicitor was aware of all this before exchange took place - if I was told about this I would be making sure that the argument was had before exchange not the day before completion.

    i'd be as worried about the rats after watching a programme the other day and it cost 6,000 to get rid of them i think it was. I wouldn't clear it, thats their problem not yours
