End of Chain

Hi all, Estate agents seem to emphasize when a property is an end of chain. Would you expect the price to be higher for an end of chain than if the same house was on the market in the middle of a chain? I often wondered about this. What is the general opinion on this board?

    I think they are made more desirable by not having a chain. I don't think they should be priced higher though. It's not something I've noticed either.

    If I'm completely honest, I'd see it more of an opportunity to get something off the price as they wouldn't be reliant upon the sale to finance another deal!

    Not normally higher from my experience. EA just tend to highlight this as it is a selling point - the fact it is the end of the chain means that you don't have to worry about sales further up the chain falling through.

    I'm not sure I would agree with you on this comment. Why would you assume that they do not need the money to finance another deal? How do you know that the vendor may not have taken out a bridging loan for instance to purchase another property? This is in fact what some friends of mine have done so as not to lose the property they wanted to buy!! But I can assure you, they will need every penny they can get, and I think it's outrageous of you to to assume that a couple in that situation are easy prey for you to make a quick buck.

    Fact is, many vendors *are* in a more comfortable position and able to take a price reduction for a quick sale. And as you say, there are of course people who have taken a finacial risk and can't afford to take a drop in price.

    There are no 'outrageous' assumptions on my part, nor do I consider anyone easy prey, I'm afraid. The property I buy is, in fact, very much of the risky type and normally unmortgageable. I think that the majority of my posts show that I want each person to get the best deal whether they are buying or selling and and that I tailor my advice accordingly. It would probably be your assumptions about me that are the 'outrageous' ones.

    The impression you gave me from your reply is that you would see an end of chain property as a reason to reduce the price simply because (as you state) the vendors do not require the money for another deal. I was simply pointing out to you that this may be the wrong assumption for you to make. Negotiate the price by all means - we all try that, but do not assume that because someone is selling an end of chain, you can take advantage of the situation.
