What should we say?

We have a first viewing on our house tomorrow, never sold a house before so a bit clueless!

What should we say if he asks why we are moving? (Real reason is we want a bigger, detached house in a better area) I want to avoid saying anything about commuting incase he commutes (we are in a suburb of Birmingham)

    (a) nearer family/work etc?

    Why not say you are moving because you "want a bigger, detached house in a better area"?
  • I know how you feel as I worry about things like that too! However, just look at it this way, you liked your house and wanted to buy it, maybe it was a step up from what you were in before, or your first home?

    Just say you are up-sizing and be enthusiastic and up-beat. Part of selling your house is selling a lifestyle, it can be quite attractive to think that you've done well enough living there to be able to move onwards and upwards.

    At the end of the day, people looking to buy a house are only bothered about why you're selling if it's due to dodgy neighbours or trouble in the area etc.

    If you're so worried about, then why haven't you asked your agent for advice?

    Why isn't your agent doing the viewings?

    just use 'nearer to work' or 'more space for the three kids' type excuses and whatever you do do not say "better area"!!!

    People move on all the time, this is just conversation to see if you will spill whether you have neighbours from hell in area from hell.

    How certain are you that will ask ?

    You should focus on the benefits of the house/area rather than negatives - but how you view the house and area (positives/negatives) may not be the same as the potential buyer.

    I guess (saying) less is more
  • I'd think about what you'd like to hear if you were the viewer, maybe something like 'we love this house and we'll be sad to leave the area but we want to be closer to the grandparents for the kids'.
