single skin/leaf wall extension with no footings

I wonder whether anyone has word of advice for me and the situation is as follows:

I recently bought property with back extension through the whole width of the house (semi detached). Since then I have found out that the extension has not been built in accordance with the Building Regulations.

It appears that the it is single skin walls only with no adequate footings or damp protection. What I would like to do is use existing single skin as external skin of my "new" extension, dig the appropriate footings without making them fall down, introduce appropriate damp proofing and build second skin leaf inside the extension of course appropriately tying both together.

So my question is: is this feasible and more importantly financially viable? or in a quest to save money I will actually end up spending more? Maybe it is cheaper/better to simply pull the whole thing down and start from scratch?

Any thoughts? Anyone has experienced something similar?
I will appreciate any help.

  • In a word, no. pull it down and start again.
  • Start again. I'm currently working on a couple of schemes where the client wants to do something along these lines and it is a nightmare. However, if the bricks are nice, you should be able to save them and reuse them.

    Not worth the effort. Pull it down and do it properly.
    I can afford anything that I want.
    Just so long as I don't want much.

    I don't think you have to be an expert to know that it will be easier and more satisfactory to start from scratch. If the extension is aesthetically OK, you could try dismantling it and re-using its components in the new one once you've rebuilt the foundations and that could save money too.
