Removal of Chimneys & building 2 rms questions?

Hi Guys,

I want to remove 2 chimneys and convert our through lounge room into 2 seperate rooms, do i need building regulations and is there anything i need to keep in mind or avoid.

    I'm sure you will need them for removal of chimneys as that can be structural.

    Hopefully others will be along to confirm re putting a wall up to create 2 separate rooms. I suspect that may too need BR - something to do with windows, if faint memory serves me right?

    Yeah I do called the council and they have confirmed i need building control
