How much does it cost to sell

Sorry if this is a silly question but I would like to have a rough guess at how much selling and buying would cost us.

I figured that stamp duty will cost us £1600 approx based on the 1%
selling fees for estate agent £1500 based on 1%
and then solictors all in at around £1000

does this sound about right am i missing stuff, i dont need to worry about removal costs??

    Sound's about right, Emma.

    I'm selling (175K) and buying (200K) and it's working out at about 5K in fees / Stamp Duty altogether.

    If you sell it privately, you could save on the estate agents fees!

    I am selling at 165K and buying at (hopefully) at 135-140
    I have listed my estimated fees, I found the VAT on the fees adds a lot!
    e/agents 2400
    VAT 420
    solicitors 500
    VAT 87
    solicitors(buying) 550
    VAT 96
    s/duty 1400
    land reg 150
    search 90
    money transfer fee 35
    survey buying 500?
    total estimated 6230, not exact figures but my best effort

    Waiting for contract to end with my e/agents and going to try online selling with site that uses rightmove....saving thousands I hope!

    They charge £250 to list your property and a further £250 on completion. Lots of money savers have used them and the feedback has been good. You have to do all your own viewings, but half of the time this is the case with estate agents anyway. Plus, as a buyer, I much prefer having the vendor show me around anyway.

    We've just completed with HN and saved ourselves thousands in EA fees. Would definitely use them again. Plus, if you don't find it works for you, you can always list with a high street agent as well and see which one gets you a buyer.

    There are other internet agents, but make sure you only list with those who use rightmove cos that's where most prospective buyers look now.
