Lost my keys

I am currently renting a flat in London. I went out the other night in a coat which has holes in the pockets and I lost my keys. I have looked everywhere for them and have been back to the pub to see if they had been handed in, but I am afraid they are lost forever.
Do I have to tell:
A) my land lady
and/or
my insurance company?
I am pretty certain that they were not stolen and there is nothing on the keys to tell anyone where I live, but can the insurance company find out if I ever wanted to claim? and is it likely that my land lady will make me pay for the locks to be changed (just in case?).
I know that I could always claim on my house insurance (Im with Endsleigh), but I could do without paying the excess. (does anyone know how much this would be? I don't want to ring them to ask, in case I decide not to tell them)
I have made a copy of my flatmates keys, and his seem to have a telephone number engraved on them (im guessing the land ladies), so if I dont tell her she will probably be able to tell when I give her back a different key!
Should I tell either of them or just keep quiet?
