    you cant just move like that. You have to find more money for deposits and fees etc and there is the cost of the move etc and people to help you.


    Why is it none of my business whether she goes through an agency or not they are not doing her any favours are they? What do the agents actually do? Its all on their side they do the bare minimum to maintain a house but keep upping the rent and putting up their prices to her?

    When i rented the house many years ago i paid a deposit and one months rent. I cant remember whether i have had the deposit back i think I have. If the ll still has that money can i not ask them to put that towards the rent increase. They are asking me for cash i dont have but maybe they have some of mine???

    Most places, even council housing will have a scale of rents depending on the improvements done. Someone who has all the whistles and bells should be charged more than someone due for a major refurbishment for the same size/age property.

    Mine dosent have dg and central heating? What is this worth to a house? Its hard to find a comparison.

    nows the ideal time to find one.if your leaving your current house in good order you will be getting your deposit back. so no worries there, and as your renting, you should have a little back up money behind you in case you get a sec 21 notice if the LL's circumstances change and they decide to sell their property.

    its simple, if your renting, then you are either a captive audience and will have to pay, or buy your own place for security

    Local rent prices/facilities - check out right move, findaproperty, gumtree etc to find out what the market is like in your area.
    Good tenant? pay rent on time, keep the house in good condition etc?
    Stable job?

    What do you think is fair? a small rise?
    You need to negotiate. As to whether the landlord is prepared to negotiate, that's really an unanswerable question for us :(
    Could you offer to sign a new AST -ie guarantee that you will stay for at lesat 6 months but in return you want a lower rent rise?

  • I would reply to the agent that the rent increase is not affordable.

    Especialy if you only have 1 gas fire, how on earth do you heat the rest of the house. It must cost you a fortune. I would check out other properties priced at the rate they are propposing and point out the differences ie no central heating, no double glazing.

    Same thing happened to my neighbours; they refused increase and said they'd just leave. LL backed down as empty period, even for 1 month was more than 12mths increase.

    Would anyone else take the house on in it's current condition at the new rent level?
    I also agree that some agents try to bump up the rent without instruction from the LL, it's common practice.

    Your caught between the devil and the deep blue sea. Speak to the agent but before the notice runs out. But if you refuse to pay the increase they then have to serve further legal notices to get you out, again costs to the LL.

    That is exactly what I was thinking, also how big is your house (how many rooms downstairs/upstairs/ size of garden/ garage?)
