We'd like to sell home ourselves...

Hi everyone, I've read lots of interesting stories/ reports from moneysavers about selling their own houses - we'd like to do the same. We would appreciate any advice, perhaps any obvious issues/difficulties we may have.

Story so far:
House has been valued.
It's in a nice quite-ish area of Beeston (nottingham)
We're currently researching solicitors (will they have any objection of dealing with me, instead of an EA?)
I've got a sale board from a business friend, who's getting my mobile printed on it!
We've comtacted local press for advertising costs.
So far, we haven't considered 'paying' for web company, although I've seena free one we might use (home.co.uk??)
I'm going to describe our home (using details/descriptions from similar advertised properties in the area) so this will create an estate agent style flyer that we can put up in the university/library and also have electronically to email to interested parties.
I'm thinking of creating a very simple web site of my own (just a couple of pages)

I suppose my biggest worry is that I might do something legally wrong (but then my solictor should help us on that). We are confident that our house will sell easily, due to location, and decoration/upkeep, etc - so I suppose it's about us making the most of advertising it?

Any comments, or tips appreciated - I've already read so many good ones from this site - I know we can do this!

    We sold our first house ourselves and did pretty much everything you did, except putting it on the web, mainly because this was before all the websites were as common as they are now. The biggest factor was that the house was situated on a busy road with a lot of passing traffic and we had 8 couples come and view and one of those bought! We then phoned the solicitor and informed him of us and our buyer's details and the rest is history! It was easy! We now live on a cul de sac and I am not sure whether it would be as easy because our viewings were mostly to do with the passing traffic. Good luck - I would certainly recommend having a go as you don't lose anything!!

    Just remember - the 'free' sites are exactly that for a reason, check them very carefully, you dont usually get something for nothing! other sites are better, where the fee is still much cheaper than an EA. Good luck
