Any chance you can get pally with neighbours and get a look at what they have done?

Thanks for the ideas. I had considered putting the bathroom in the large bedroom. Only thing is - that's actually at the front of the house and all the current plumbing is at the back. It would be nice to have a proper window though. The sewer and water lines are currently under the road at the front of the property according to the water search so maybe it wouldn't be too difficult to connect to?
If we did go with the bathroom in the middle (and if this was even possible) we would definitely have a sky light to let some natural light in.
OK. I had it back to front - but your plan didn't show which was which:o. Your OP becomes more clear now.
Have you checked whether the central cross wall is structural? Look in the roof space - if you see the wall holding up any joists or beams, you may have difficulties taking it out for your central bathroom idea.
Also, can you just explain how the stairs are laid out. Do they go down from the back bedroom (strange)? If so, is that a cupboard over the stairs where the 3 doors open onto the landing? Alternatively is that a door from the stairs opening onto the landing?
Sticking with my original idea, in terms of service connections, if there's a water main at the front, water supply is fairly easily resolved. I'd be looking to see if there are any sewage manholes at the front of the property (is there any garden / driveway or does it front directly onto the road?). If there is, a connection could be fairly simple.
You might need planning permission to put a window in the front wall.
These are just some thoughts. Without more detailed plans of both ground and upstairs floors, there could be problems or solutions which I can't envisage now.A bank is a place that will lend you money if you can prove you don't need it.0 -
Maybe it would be better to have two bedrooms and a small study area / storage. Another house on the same street went for £20K more than we paid for ours, at around the same time, and it was a 2 bed with upstairs bathroom.
I just feel that if we had a three bed we'd be able to stay in the house for longer but I guess if it was three cramped bedrooms it wouldn't be ideal anyway!
The house next door to mine still has the downstairs bathroom beyond the kitchen so i can see how mine probably was previously. Is your kitchen very small (squashed between the bathroom and living room) ? That is how my neighbours have it now. They actually paid about 15K more than I did. I have a decent sized kitchen. If you sent me a private email, I could send you a couple of photos of how mine is currently arranged. My 2 main bedrooms are virtually exactly the same size as yours and in the same position.0 -

Sorry - it's a really bad floor plan and it's for another house on the street, not the one we're buying.
The stairs go down from the front bedroom and at the top of the stairs there no cupboard, just a landing. Your idea sounds totally feasible and we will definitely consider that if we can come to terms with losing the large master bedroom!
A couple of houses on the street have an extra window at the front and a soil pipe coming down the front of the house so I guess this is what they have done.0 -
I had considered putting a light tube into our bathroom, but have never got round to it.I can afford anything that I want.
