FTB - Manchester - How much to offer?

Hi,

I'm interested in purchasing a property (3bed semi) in Manchester. The house I'm interesed in needs full redecoration including kitchen works, all carpets and skirting (possibly) and UPVC Window Seals are missing.

I'm told the house was repossed and has been on the market for about 12wks. It is priced at £145k.

I would like to make an offer but not sure how much? As I said the house is empty and seems cold/damp and needs alot of internal work (possibly some replastering/skimming) and also possible work to Windows etc.

I've never made an offer or ever bought a house. I don't know what would be a good offer (bank/building society selling due to repossesion) as I don't want to look like a pratt making a silly offer. If I was to make an offer of say about £133k, would that be laughed at? As I am assuming it will cost around £15k of work to put it right (however I'm no builder) - though the outside of the property seems reasonable.

All suggestions most welcome, especially from people who have bought houses that were priced around about same and what offer did they make and did it get accepted.

    without more info, id say offer 130k.
    can you give me another clue as to which area?

    i live in M6 postcode area. typical 1930 semi. extended. around me they seem to be about 130-175k.

    It's in Prestwich (M25) and is probably a 1930s semi. One house on same road sold for £156k six months ago and another one sold for £140k 2years ago.

    The 145 probably takes into account the work that needs done. So value when done maybe 160. You can put in an offer for whatever you want. It can only be rejected. Then come back with another.......and another and another if the mood takes you. ;-)
