Survey Problems??

Any advice would be greatly appreciated

I recently bought a house for first time everything went through but I didn't receive a copy of the survey so I requested a copy of the survey from mortgage company (Abbey) and there seems to be some problems?
solicitors told us the survey was fine what can we do?

  • Depends on what the problems are. Remember Surveys are not designed to find plus points, only negatives. Has the survey meant the the mortgage won't be offered? (it doesn't appear so since you already in the house) Have the mortgage company applied conditions to the mortgage on the basis of the survey? I am assuming the the sale went through so since generally lenders wont lend money on ropey houses it cant be anything too major.

    Let us know what the problems are and I am sure there will be plenty of advice on here to assist you. I have found that posters on this sight are very very helpful.

    The problems;

    Repairs recommended as acondition of mortgage
    1. Instruct a specialist contractor to inspect the whole property and report on internal dampness and teh condition of all timbers including sub-floor and roof void. All necessary works to be carried out. The inspection to be carried out irrespective of existing of existing guarantees, invoice or estimates.

    2. Overhaul an repair slate roof

    3. To have electrics inspected and work in accordance with electrical and building regs

    Presumably all that was done was a mortgage valuation for the lender rather than anything for you which is why you didn't receive anything. The solicitor will have then passed on to you the fact the lender didn't withold funds as the valuation was sufficient to support your mortgage - so he said "no problems" to you.

    The issues raised in the report sound serious but are probably minor and may even be standard caveats. - The roof needs a couple of tiles fixing, he couldn't see any damp or electrical problems but in that age house they might exist so he covers himself.

    Have you come across any problems since moving in?
