Don't have guarantor what to do?

We (My wife and little son) recently moved to london and currently live in our friends house . We are looking for a flat to rent but we don't know anyone as a guarantor (our friend who we are living with is unemployed and we don't even wanna bother her to be a guarantor) ! I'm working full time and my wife is a full time student. Is there any way around to rent without a guarantor?

    Have you been told you actually need a guarantor or are you guessing. My son rents in London and didn't need one although he did when he previously rented as a student and his credit rating was too low.
  • I've seen couple of state agents they need a guarantor. So what you guys reckon can we find one without a need of guarantor or is it required ? Cheers
  • I rent and don't have a guarantor. The letting agent for the house I'm moving into wouldn't take my OH's salary into consideration as he is a contract worker, but they said my salary was enough to cover it (I work for local council so don't earn a lot!).

    If you're working I wouldn't think you would need Guarantor.

    Deal with Agents & Landlords on this basis so they don't get any other ideas & suggest/expect you to provide Guarantor.

  • If you are able to put down a larger deposit or pay more than a month in advance they will usually waive the need for a guarantor. The reason they want one is so that they will not have to evict you if you get into arrears - if you cannot pay the idea is that your guarantor pays up.

    Not sure how anyone can ask for a Guarantor other than for students/young people who are family.

    Certainly not for older adults.

    I agree because usually older adults will have a track record of managing money. However if they have a track record but it is a bad one not sure what would happen. I would not knowingly take on a tenant with a history of bad payment because I could see it leading to rental arrears and a Court case to evict them. The result would be I am out of pocket and they are homeless - but from their point of view the Council may be forced into helping them.

    When we moved to this country, we needed a guarantor in order for us to rent our place.

    Not knowing many people, we were stuck as to who to ask, but in the end a relative of a friend of a relative agreed to stand as guarantor.

    The alternative would have been to pay six months of advance rental but that was not an option (we paid six weeks in the end).

    Many months later, however, we found our that this distant friend / relative hadn't actually signed the guarantee (asked for a couple alterations and it went backwards and forwards) but by that time, the six months were up and we have built up sufficient goodwill with the LL that they weren't bothered.

    Is there no one that you could ask, in the whole of England ?
