    As has been mentioned, the Divorce should bring an agreement for the division of assets. you will have to bash this out.
    The biggest factor to consider is the solicitor fees. they will tell you what you want to hear, they are getting a handsome figure from you.

    If you can't agree between you, think carefully about how much you are going to pay in Legal Fees to argue it out.

    I was in a similarly tricky position during mine and at one point pulled the plug on the whole divorce, I was already moving toward £6k in Solicitor fees and still had some way to go.
    The money I stood to gain was being rapidly eaten by those blood sucking leeches in the legal profession.

    Like I said, we agreed that all debts be paid from the equity but that was another world as far as house prices go and we both left on (fairly) amicable terms.

    I couldn't be arsed with people banging on my door asking for money, letters, phone calls etc.

    They one trick she did try and pull (cheeky mare) was to get a loan for 2k DURING the divorce and then try to have that included in the settlement LOL

    Ahhhh the memories.

    You will be responsible for 50% of any losses on selling the house. The loan is her sole responsibility.

    If you paid £12k deposit on the house and she provided nothing, it sounds as though you have just about broken even.

    Remind her the £18,000 was a joint amount and that she can't have it both ways. She cannot expect you to forego the whole £18,000 equity and for you to pay half the loan - it just wont work that way. She's trying it on - the loan's in her name.
    I would imagine you both can't afford to pay divorce lawyers, so keep things simple and polite, stick to the facts and don't pay any more of the loan in her name.

    So you put £18,000 into the house solely?
    She took out a loan of £12,000 for joint debts?

    How much of this £12,000 was your debt, and how much was hers?
