how does an indemnity cover you?

im looking at a house that has an extension and loft conversion with no papers, im a cash buyer no mortgage, if we took out an indemnity and something went wrong, what does the imdemnity actually do then?

    it covers you against the council walking by and saying that this extension didn't have permission and needs to be removed or adjusted in someway. it doesn't cover you for bad building.

    Personally I wouldn't touch it with someone else's bargepole. If the vendor hasn't done things properly by getting PP have they followed building regs? Is the build a decent one that isn't going to fall down? I'd say its most likely that is was all done on the cheap and wouldn't touch it.

    Also you have to think about selling in the future with no paperwork.

    its 23 yrs old on a house thats 70+yrs old

    23 years old! Indemnity won't cover you foor anything. No-one can demand alterations now. If the survey has not found a problem with the build quality I wouldn't be worried. The regulations 23 years ago were very different to now. It may have been within permitted development and not required permission.

    it has, thats the problem :( a huge crack between old and new building so we need a specific report to see if it is progressive or not, but we are going to ask the vendor to pay for this, as there are cracks in the other rooms of the extension so it seems a bit hmmm
