Offered FAP

My boyfriend's mum is in a dilemma - she has her house on the market with both a local estate agent and Housenetwork. She had a viewing yesterday that came via the agent, but the viewers then put the offer in (full asking price) via housenetwork. His mum has accepted the offer but is now worried that the agent might find out...... should she tell the agent or just keep quiet and take it off the market in a week or so, or keep letting people come round to see the house from both sources?

  • I can see why you are concerned, I believe that if the agent finds out he'll be claiming his fees since he introduced the buyer to your Mom. Does your Mom have a solicitor yet? They should be able to advise. Good luck!

    This question seems to have come up a lot recently. If EA introduced the buyer, and it says in the contract that fees are due if they introduce a buyer who subsequently proceeds to complete the purchase, then yes, fees are owed to EA. Sorry if that's not what you want to hear.
    Don't see the point anymore in offering advice to people who only want to be agreed with...

    why did the buyer put the offer in through HN?

    was it on your BFs mums advice- seems strange really if they viewed thro the local agent- then why offer through HN?

    If your BFs mum aqdvised this ( to save herself a commission) shes made an error, as she will as MJMUM says have to pay the commission in any cae to the local agent

  • From what I understand, the buyer saw the house advertised on HN, couldn't get through to them on the phone to make an appointment but sent them an email requesting an appointment to view. Her husband then saw the house in the local paper and rang the agent to get the viewing. They were so keen to see the house as it had just come onto the market and knew it was a good price and would sell quickly, so went to see it via the agent's appointment. Meanwhile, HN rang them back and arranged appt too.
  • Can the Buyer withdraw the offer via HN and make a new one through the local agent? If not, you should ask the Buyer to pay the extra fees that your BF's Mum has to incur in the even the agent finds out. The Buyer obviously likes the house and is probably unaware of the implications.
