House renovations and extension costs

Hi,
I am meeting a builder and a plasterer this week, just wanted to see some advice first for a bit of piece of mind.
We're extending our 3 bedroom house, and renovating the existing rooms as well.
Here's my list:
Husband to do: Remove wallpaper, coving, skirting, ceiling tiles, dado rails, sand down bannister, replace all plugs, remove bathroom tiles, remove garden decking
Plasterer to do (friend of husbands so hopefully quotes us reasonably):
Skim/replaster 3 bedrooms, bathroom, ceilings, hallway, stairs, tidy up lounge, understairs cloakroom, new kitchen and extension
Builder to do:
Make a cupboard around boiler in bedroom,
Fit bathroom upstairs with minimal tiling, a heated towel rail, cabinet, mirror, new door
Replace 5 radiators
Fit cloakroom understairs, box in meters, fusebox, make doorway and door to fit
Brick up 1 doorway, fit new kitchen, cut into fireplace for hob, (but not relining chimney) hang sliding door
3m extension, knock down our half of coal cupboard, fit 1 window, 2 velux, make 3 built in bookcases, render.
Any ideas what this might cost? Ive got a budget of 16k, thats not including flooring, kitchen, bathroom and cloakroom sets.

an extension would roughly work out at about £1k per sq metre
there's plenty ofother info here http://www.whatprice.co.uk/building/home-extension.html
which may help0
