As others have already pointed out, the deposit must be from secured funds, not "borrowed" from another source. This is a serious issue and you should contact your solicitor to discuss it today. Don't ignore it or think that they will never find out - they might not, but is it a risk you are willing to take.
As novice FTBs the solicitor should have gone through all this with you, and raised their concerns before you got this far. However, shouting at them over their laxity might make you feel better, but won't change the fact that in the eyes of your mortgage lender, you effectively do not have a deposit at this late stage!
Just cross posted with your reply above - I assumed by your claim to be new to all this you were FTB, but if you already have a lender, then obviously not!0 -

So likely a non-advised sale, which means you are taking full responsibility for making sure the application is correct and meets with the lenders criteria.
Did you even tell the lender you would have this loan on competion? or did you miss that out altogether a you didnt have the loan at application?I am a Mortgage Adviser

I told the lender we would have the deposit, but i really didnt think it would be that much of a problem as we have over half the deposit ourselves. If this is wrong what are my options now as we still have over hlaf the deposit.0

Might be shutting the stable door after the horse has bolted, but you are expected to have ALL of the deposit at the point of exchange, as well as the money for mortgage application fees, survey costs, solicitors costs and stamp duty (if applicable).
The lender usually requires a 10% deposit.
The recession we are in was largely caused by people using 100%+ credit to purchase houses that they could not afford. How can you have missed this when the news has been full of it for more than 3 years???!Science adjusts its views based on what's observed.

What % deposit were you intending to put down? Can you switch to a different mortgage product with a higher LTV so that the deposit you do have is enough, and borrow the rest on the mortgage?0
