House asking price?

Hi there

I have had my house valued at £100,000, what is a realistic asking price to get some interest in the house?

    If you think the valuation is high you can always ask for offers around 100k
    Ultimately people will only offer what they are willing to pay anyway.

    99,950 or 105,000

    always try to market a home for about 5 % more as this is the figure that buyers are looking to reduce by. makes everyone feel happy.

    See what other houses have sold for around you, I would inclined to go for the £105,000 mark initially and guage the reaction over the nex couple of weeks. The price of your house is firmly in the FTB area, I dont know where it is obviously, but you should get a lot of interest.

    If you're putting it on at £105,000 to accept £100,000, why not just put it on at £100,000 in the first place and hope for full asking.


    Two Reasons:
    Some people are atually frightened to make offers.
    When searching on rightmove or on agents websites, you have to stipulate the price range. Someone looking up to £100,000 is going to miss yours totally.

    £99,951 gets my vote. (As MJMum says, it then puts you at the top of the page on rightmove!)

  • at 105 your not going to get more than a suggested price of 99 ish. you may be lucky and get a couple of grand more.

    people that are looking to buy at 100 will surely also look at prices at 105.

    depending if you want a quick sale of course. if not just try a bit more it will only add time if you have to reduce.

    Not if £100,000k is the stretch for them. :cofused:

    I cannot see the logic of putting a house on at 5% more than it might be worth with the expectation of being knocked down.

    Open yourself up to as much of the marketplace as you can and don't take any prisoners when it comes to what you accept. If everyone else is 5% higher then it makes you look cheap in comparison.
