Hey guys,

I'm a first time buyer and I've had a offer accepted on buying a maisonette for 165000 and I'm looking to complete before the stamp duty change. The owner is also looking for a quick sale. Can anyone recommend a solicitors in sw london who might be able to achieve this?

    If the property is leasehold, you could have the best possible solicitor but it doesn't mean the transaction will get done any quicker.

    Leasehold Sales will generally take longer, as leasehold pack has to be applied for to managing company, which can be quick but in the past I have known some to take months to come through.

    The average leasehold sale will take approx 12 weeks from start to finish.

    If you want to avoid your stamp duty, i think only re-negotating your price by £1650 now will do so, as you are unlikely to exchange and complete in under 5 weeks.

    He's in NW London, but I don't think that location matters much. He's a bit of a worrier, which is probably a good point in a solicitor. Very meticulous. Not cheap, but his prices are on his website.

    No relation, btw, but a satisfied customer.

  • i've rung a few and three have said it can be done by the stamp duty change. I've had another idea, can i use the same company as the seller? that way theres no post and hopefully no delays. Is this allowed or is it a conflict of interest? theres no negotiating to be done.

    Just thought i'd follow up incase anyone is looking for a good quick solicitor.

    I chose Sophie Allen from Colemans CTTS in Kingston. We beat the stamp duty by 12 hours :) she was reliable, friendly, and always got back to me when i had questions (I'm a worrier and emailed her everyday)
