sluggish vendor & house taken off market?!?

Hello,
We have seen a house that we love asking price 320k, we immediately offered 300k. the offer was declined but the EA suggested to the vendors that they reconsider as it was a fair offer and we are in a v strong position (cash buyers, no chain etc).
The vendor is moving into a property (family owned) which needs an extension and has not yet applied for planning permission, they are being extremely sluggish and not very proactive. we have told the agent that we would be prepared to make a higher offer, going to asking price, but the EA has said that although we are perfect buyers the house has been taken off the market as the vendor will not give any idea of time scale. We are still in contact with agent and am worried that we are losing our advantageous position because we really, really want this house.
Any advice on how to handle the situation...

It sounds like the EA might be trying to protect you!
If they don't feel that the vendor is motivated, they might be trying to save you from unnecessary expense.
I cannot for the life of me think why an EA would not put forward a higher offer otherwise.
If you needed somewhere to live whilst building work was going on, then why would you even put your house on the market before you applied for planning permission?
I'd ask for another viewing, see if you can thrash things out with the vendors.Everything that is supposed to be in heaven is already here on earth.

I'd steer well clear of people who are not that serious about selling.Don't see the point anymore in offering advice to people who only want to be agreed with...0

I wonder if there is an underlying reason why they do not want to sell. Have to share profits with family members etc?? We had a similar thing happen to us. Saw a house we fell in love with and straight away offered asking price as we did think it was worth it. We were also fore warned off estate that they wouldn't accept anything less. Agents were constantly contacting them and in the end they refused our offer!! (I didn't and still don't understand.) After been up with loads of different agents it eventually sold about 5 years later. Over that time they apparently had loads of very good offers but continued to turn them down. Go figure!!
