Quick way to sell your house.

This works.

Just sold a property and had Estate agents ringing me on a daily basis to let me know ALL the viewings plus afterwards to let me know the outcome.

Had offers put forward, which when rejected made the agents go back to prospective and try for more money. Came back with better offers - again rejected.

Told agent that I had offers higher than that, so away they went and tried to get more and ended up selling a difficult property in TWO WEEKS at very near the valuation.

How?

Firstly went to two Agents (Later increased to Three) and screwed them down on the commisions. Agreed a JOINT SOLE AGENCY for a set figure of £1000.00 + VAT (Property value of £85k) AND as a clincher agreed to pay the individual Rep £250.00 CASH as an incentive.

Secondly I had the property advertised with offers above £80k. A bit like a mini auction.

Boy, did it work. The response from the reps was overwhelming. Couldn't get them off the phone. And did they try hard.

1st offer was naturally, £80,500.00 and so on and sold in the end for £84,500.00.

True, you shouldn't have to do this but the extra cost was made up by the extra amount that they sold it for and the amount I will pay is still less than the original commision rate.

I hope that this will help someone else. Let me know if you succeed.

    I think, you should have advertised it privately, you could have saved even more money!

    I know it works as long as the starting price is low enough and it's a great idea for someone looking to sell quickly, especially those considering the 'quick buy' companies. I haven't got the balls to try it though!

    I'll settle with lots of research to set a sensible asking price, a few weeks on the market and and a full asking price offer. ;)

    That's good in theory and can work sometimes.

    This was about selling an investment property costing £340.00 per month whilst empty and on the market.

    2-3 Months of waiting while relying only on buyers that may or may not pick up the particular rag that you advertise in?

    I think that I saved money by using an E.A. and put my time to better use.

    We've just done a similar thing with our house.

    Valued at 95k, put on the market with one agent (but very good in local area) for a 1% fee +VAT as offers in excess of 90k.

    Within 6 hours of the house going on Rightmove we'd had 5 viewings booked, we have 8 viewings tomorrow, and within 2 days of it going on Rightmove we'd had an offer of 100k.

    We are going to leave it another week, then go back to people who have made the offers and ask them for last and final bids.

  • Any house in my area (Shropshire) inder £100K will sell in less than a week regardless of the state it is in...WE're selling ours and we knew it would take longer. Larger 'executive' house here just don't go as quickly. It is very frustrating!
