It's a crock, I agree, but it might just be a case of cutting your losses here...unless you feel like driving the point right through his smug face of course. First as you do not have any proof of the state of the property before or after check in that was signed and agreed this is going to be a difficult thing to fight
You have this the wrong way round - it is for *the LL* to prove that the T did not leave the property in the same condition as when originally let, save for fair wear and tear. Therefore it is the LL who will be hampered by a lack of adequate inventory
LL can only ask for property to be cleaned to a professional standard and then only if he can show that the property was in that condition at the startFourth - was there a clause in the tenancy which stated the property has to be cleaned professionally upon exit?
If the deposit was not scheme registered he can deal with the return of his deposit via the small claims court.If you want to contest the £40 you need to find out where it was protected and notify them, plus write and state this is an unlawful deduction which you want back. k0
