New Roof

I've just been quoted £10.500 :mad:for a new roof on a two bed flat in Galashiels. Thats removing the old slates and replacing with Spanish slate, I was told that all the nails holding the old slates have rusted away! Can the roof not be stripped and the old slates be re-used? and the damaged ones replaced? The scaffolding is not included in the price. Does any one know a good roofer in Gala?

Not sure how old the property is should think about 1910-1920, The roofer said the slates had gone thin and were no good! I am waiting for a copy of the deeds to come from the mortgage co to see if the flat below is liable to pay half.

    The old, undamaged slates can be re-used. If this is a flat, do you really have responsilbilty for the roof?

    How old is the property?

    If the slates are Welsh/Cumbrian they should be reused - they will outlast the property and will be far better than anything from abroad (only Canadian slate matches Welsh), nail rot is to be expected after many years, but does not always mean the slates are past their best.

    I suspect the roofer is looking at a win win. You agree to useless Spanish slates and pay £2-3 each, he charges you to fit these, then takes your old ones and sells them for £2-3 each (or keeps them for another job and charges to supply them). A new Welsh slate will be £5-6.
  • That seems extremely high. We have a two bed terrace that we have recently bought and had a quote for 3750 +VAT using spanish slate (the tiles were tarred over so not re-usable!). This didn't include the scaffolding but did include fascias and any rafter work.

  • Its a terraced flat! Think his quote is for the whole building!! or maybe the Church opposite ;-O
